Frequently Asked Questions

Can I choose my own builder?

Yes, you can have your preferred builder as long as they agree to follow the Architectural guidelines and agree to  all standard construction rules. 

When can construction start?

Lots are builder-ready at this time. 

How long do we have to build a house?

Construction on your home should start within 3 months of purchasing the lot and once you start your home it needs to be completed within 18 months. 

Where can I find the Architectural Guidelines?

The Architectural guidelines are in the Charter. Copies can be provided upon request.

What type of servicing does Lake Padre Village offer?

Lake Padre Village is within Corpus Christi city limits, and all utilities are available. This includes electricity, water, trash, and phone/cable.

How do I secure a lot location?

Contact DMPI Beach Investments for information.

Are there minimum and maximum size houses to build?

Multiple house sizes have been defined.  The larger units are the canal units and have a range of between  2,200 to 2,700 sq. ft. They are 3 stories. The middle units are 1,600 to 2,200 sq. ft. in area. Lots adjacent to Granada  Dr. range from 1,100 to 1,600 sq. ft.

What school district is Lake Padre Village in?

Homes in the Village are in the highly rated Flour Bluff Independent School system.  Flour Bluff ISD – Inspire. Foster. Empower. (flourbluffschools.net) 

Do homeowners have access to all common areas?

Common areas are open to all homeowners and their visitors. Boats require registration with HOA for short term use. 

What size lots are available

Lot sizes vary to allow for a diverse selection of home sizes. The largest lot is 2600+ sq. ft., while the smallest lot is 2200 sq. ft.

Can I get a lot on the water?

There are four (4) canal unit locations available. A three story home would have direct view of Lake Padre and partial views of the Gulf of Mexico and Laguna Madre. 

Is landscaping provided?

All common area landscaping and maintenance is provided by the HOA. Owners will be required to maintain private patio landscaping.
